The Dream House Student Residence
Terms & Conditions

​​These Terms and Conditions govern the use of accommodation services provided by Dreamhouse JV INC ("Dream House Student Hotel"). By reserving and using our accommodation services, all guests ("occupants") agree to comply with the following terms and conditions.

 

1. Nature of Accommodation Services

The Dream House Student Residence provides mid-term, furnished accommodation exclusively for students.

The Dream House reserves the right to enforce its own policies for booking, payments, cancellations, and conduct. 

Room assignments are at the sole discretion of The Dream House, are non-negotiable, and cannot be changed. 

No room changes are permitted.

Guests must be 18+ years of age.

2. Self Check-In and Support

​Dream House properties operate with a self-check-in system designed to provide flexibility and convenience for all guests. While our buildings are typically unstaffed, our support team is readily available to assist you remotely at any time during your stay.
 

3. Booking Terms

​Reservation Confirmation: Bookings are confirmed only upon receipt of full pre-payment by credit card.

Minimum Stay Requirements: We only offer bookings of 28 days or more.

​Check-in/Check-out: Standard check-in is at 4:00 PM, and check-out is by 10:00 AM. Late check-outs may incur additional charges.​ No room holds without full payment.

​

4. Payment and Rates Policy

​Accepted Payment Methods: Credit cards ONLY (Visa, MasterCard, AMEX).

​Full pre-payment by credit card is required.

​Prices and Rates are per night

Guests may incur penalties or fees if they damage the property, engage in misconduct, or fail to comply with the Dream House Rules and Regulations. These charges will be applied to the registered credit card on file and are intended to cover the cost of repairs or any necessary actions taken to address the violation.

The final booking total includes all applicable fees Rates are locked at the time of full payment and may increase at any time for future bookings.

 

5. Cancellation Policy, Rescheduling and Extensions

​Cancellation Policy

​Cancellations must be requested by email at hello@thedreamhouse.ca.

​The following fees will apply, based on the timing of the cancellation before the scheduled check-in date:

  • ​4 weeks or more in advance: $200 cancellation fee will apply, the remaining balance will be refunded.  

  • 3 weeks in advance: $200 cancellation fee + 1 week’s rent will be charged. The remaining balance will be refunded.

  • ​2 weeks in advance: $200 cancellation fee + 2 weeks’ rent will be charged. The remaining balance will be refunded.​

  • 1 week or less, or on the day of check-in: $200 cancellation fee + 4 weeks’ rent will be charged. The remaining balance will be refunded.

  • No-shows: 100% of the total reservation is non-refundable.

Rescheduling

Reservations may be rescheduled without penalty if requested at least 4 weeks before the check-in date.

Rescheduling requests are subject to availability and must match the same duration of stay.

​If the new booking results in a higher total cost, the guest must pay the difference in advance for the change to be approved.​

The Dream House reserves the right to decline rescheduling requests.
 

Extensions

Guests wishing to extend their stay should request as early as possible. Approval is subject to availability and cannot be guaranteed.

​

Failure to request early may result in relocation to another suite or unavailability of extension.
 

Travel Insurance
Guests concerned about potential cancellation risks are encouraged to use a credit card or purchase insurance that covers cancellations, as Dream House will not be responsible for changes in travel plans or resulting losses.

​

6. Refund Policy

​Refunds will only be processed in accordance with the cancellation terms above.

​Partial refunds for early departure are not available.​

Force majeure (weather, travel delays, or other events outside Dream House’s control) will not be grounds for refunds unless explicitly stated in writing.
 

7.Guest Conduct and Responsibilities

​Occupancy Limits: Only 1 guest per room is permitted unless stated otherwise.

​Damage and Disturbance: Guests are liable for any damage to the property or disruption to other guests.

​Non-Smoking, vaping, and marihuana Policy is strictly enforced: A cleaning fee and fine will be charged if failing to comply.

​All guests are required to comply with the Rules and Regulations of Dream House, which govern all aspects of residence, services, and guest conduct. These rules can be found at www.thedreamhouse.ca.​

Disruptive behavior, excessive noise and non compliance with the Rules and Regulations of Dreamhouse, will result in a penalty and possible removal from the premises.

8.Pets

​Pet Policy: Pets of any kind are not allowed in the buildings, rooms, common areas etc.
9.Use of Facilities and Services​

Wi-Fi: Wi-Fi: Wireless internet is available throughout the property.

Parking: No parking of any kind is offered.

Water, heating, and basic utilities are included in the rent.

We provide a weekly light cleaning and inspection service, which includes mopping, dusting, and replenishment of toiletries. This service ensures your space remains tidy and well-maintained throughout your stay.

Some buildings are equipped with coin-operated laundry machines professionally managed by Coinamatic, or have a laundromat within walking distance.

​Guests are responsible for daily garbage disposal and any cleaning beyond light service.

10.Privacy and Data handling

​Data Use: Guest data is used only for reservation, billing, and promotional purposes with consent. 

Security: Payment and personal data are handled using secure and encrypted systems.

11.Modifications and Disclaimers​

Policy Changes: The hotel reserves the right to change terms without prior notice.

Liability Waiver: DreamHouse is not responsible for loss or theft of guest belongings.

12.Termination services​

Termination of Agreement: The Dream House Student Hotel reserves the right to terminate the accommodation agreement without refund in the following cases:

Termination may occur after consultation with house management and/or the booking agent. The guest will remain financially responsible for the full agreed booking term.

​

Dream House will not be liable for any damages arising from the termination. In certain cases, the tenancy agreement may be terminated without prior notice, and the guest may be denied further access to the premises.

​

Termination may be done without prior notice, and guests may be denied access to the property.

Guests and/or their agents remain financially liable for the full booking term and any losses or damages incurred by Dream House as a result of a violation. A fee may be charged to the registered credit card to cover such damages or costs.

​

Dream House accommodations are not governed by the Ontario Residential Tenancies Act (RTA), 2006.
Guests must be enrolled in an educational program during their stay. Proof of enrollment may be requested.

Dream House reserves the right to enforce its own rules, policies, and booking procedures. 

Dream House reserves the right to enforce any rules not explicitly outlined in the Terms and Conditions or the Rules and Regulations, as deemed necessary to maintain the safety, order, and well-being of the property and its guests.

13. Limitation of Liability​

The Dream House Student Residence shall not be held liable for any indirect or consequential damages resulting from termination, cancellation, or denial of access due to breach of these terms.

14. Agreement and Acknowledgment

​By proceeding with a reservation, the guest confirms they have read, understood, and agreed to these Terms and Conditions.
