The Dream House Student Residence
Rules & Regulations
This document outlines the official rules and regulations governing residency at Dream House Student Residence. These policies are established to maintain an environment of safety, cleanliness, mutual respect, and overall well-being for all residents.
All Guests are required to read, understand, and adhere to the regulations contained herein. Non-compliance with any of these policies may result in written warnings, monetary penalties, or termination of tenancy.
Dream House reserves the right to terminate any accommodation agreement in the event of a breach of these rules, or if the peace and order of the residence are compromised. In such cases, residents remain financially responsible for the full duration of their lease, regardless of early termination.
Please be advised that unfamiliarity with these rules does not exempt any resident from their enforcement. All guests are expected to remain informed and compliant throughout their stay.
GENERAL TERMS
Check-in and Check-out
● Move-ins and move-outs can take place any day of the week, subject to availability and confirmation from Dream House.
● Exceptions must be requested in advance and are not guaranteed.
● Move-In Time: After 4:00 PM
● Move-Out Time: Before 10:00 AM
● Minimum stay: 28 Days
SMOKING
Smoking is strictly prohibited this includes: Inside rooms or common areas or within 9 meters of any building.
● Cigarettes
● Cigars
● Tobacco in any form
● Vapes
● Marijuana
● Shisha
INTERNET USE
● Modest usage (email, video calls, moderate streaming) is included.
● For heavy usage (live streaming, downloads, gaming), students must purchase their own plan.
ROOM & BUILDING
Guests must not tamper with:
● Electrical, plumbing, ventilation, mechanical systems
● Furniture, fixtures, appliances, walls, doors, locks, etc.
Damage caused by improper use will be billed to the guest.
SAFETY & SECURITY
● Lock your room and only allow authorized staff.
● Dream House is not responsible for lost or stolen items.
LIABILITY
● The guest is responsible for any loss or damage.
● The Dream House is not liable for harm or loss to persons or property.
● Guests are jointly liable for damage due to misconduct, negligence, or violations.
● Serious incidents may be reported to local authorities.
ROOM CONDITION
● Rooms are inspected and cleaned once before move-in.
● No modifications are allowed (e.g. drilling, painting, adhesive hooks)This also includes placing stickers, adhesive hooks, or anything that may cause damage to the walls or surfaces such as peeling paint or leaving marks or changing the overall appearance of the finishes.
● Damages during your stay will be billed accordingly.
KEYS & ACCESS CODES
● Access codes are confidential and must not be shared.
● Codes provide access to both entrance and bedroom doors.
● Lost access codes must be reported immediately
SHOWER / BATHROOM USAGE
● Shower time: 10–15 minutes max
● Always keep shower doors closed
● Leaks or moisture damage caused by improper use will be charged to the guest(s)
● Bathroom clogs caused by improper disposal (not toilet paper) will result in a repair fee
● In the event of a leak in the building, residents may be required to adjust their shower routine and follow instructions provided during the repair process.
BEDDING
● Provided upon check-in: one set of sheets, one blanket, one pillow
● These items must remain in the room
● Guests must wash bedding during their stay
REC ROOM ACCESS
● Rec Room closes at 11:00 PM
● Staying past this time will result in a penalty
● Guests must clean up after themselves
● No parties allowed
● No more than 5 people drinking together in any area at a time
VISITOR POLICY
● No visitors allowed at any time.
NOISE
● Respectful noise levels at all times
● Quiet Hours: 11:00 PM
● Loud music, shouting, or disruptive behavior is not allowed
ALCOHOL & SUBSTANCE USE
● Legal drinking age in Ontario is 19
● Underage drinking or alcohol-related misconduct may result in termination
● Possession or use of drugs is strictly prohibited and may result in legal consequences
ANTI-DISCRIMINATION & HARASSMENT
● Zero-tolerance for harassment, discrimination, or gender-based misconduct
● Violations result in immediate termination
● Report incidents promptly to management
RESPECT & MULTICULTURALISM
● Respect cultural differences and practice tolerance
● Disrespectful or discriminatory behavior may result in dismissal
ROOM ENTRY
Authorized entry may occur for:
● Emergencies or safety checks
● Law enforcement
● Routine inspections or maintenance
● Fire evacuation verification
Note: If rooms are found in poor condition, a cleaning or damage fee may be charged.
CLEANING RESPONSIBILITIES
● Guests must clean their rooms and ensuite bathrooms (staff will only clean floors)
● Shared areas must be cleaned after use
● Staff clean the common areas routinely
● Poor hygiene or cleanliness may result in fees
BATHROOM AMENITIES
● Provided at move-in: hand soap, toilet paper, garbage bags
● Guests must purchase restocks and any additional cleaning supplies
GARBAGE
● Guests must take their garbage to the outdoor bins
● Room waste is not included in staff duties
● Improper disposal will result in charges
CODE OF CONDUCT
Violating Canadian law or municipal rules is a violation.
Violation system:
● First Violation: Formal email warning
● Second Violation: Formal mailed warning + penalty fee
● Third Violation: immediate termination
COMMUNICATION
● Report issues to management in a timely, respectful way
● Agencies must provide a valid student email
● Students must: Check email frequently and monitor junk/spam folders

CHECK-OUT POLICY
● Dishes & Food: Must be washed and discarded
● Abandoned Items: Will be thrown away
● Late Check-Out Fee: $50–$200 based on delay
● Room Cleaning Fee: $35/hour if left dirty

Failure to maintain room cleanliness (e.g., dirty linens, damage)
Harassment, discrimination, or gender-based misconduct
Violation of Canadian laws or municipal regulations
